Even if the tenant is a sophisticated firm negotiating numerous leases, they are not on a level playing field with the landlord. This is because landlords know their product better than anyone else which is why only an experienced Tenant Representative can even the scales during lease negotiations.
As your Tenant Representative we begin with a comprehensive Needs Assessment which determines a client's needs by compiling detailed information on the desired location, site, design lay-out and economic specifications. Once this information is compiled, we survey and prepare reports of the qualified properties. We review these comparative reports, in conjunction with quick "curb side" tours of the selected properties, and evaluate which are the ideal locations for our clients. Next, we develop detailed Request for proposals (RFPs) based on the client's requirements and submit them to the property owners seeking proposals.
This open competitiveness is critical for the tenant to negotiate the best possible deal. Once we receive the landlord's proposals, we calculate the Total Cost of Occupancy. This compiles and calculates the economic data of the each location over a certain period of time to determine the lowest costs. From this information, we assist the tenant in choosing the most suitable lease option for their business.
