Industrial Property Classifications

There are several different classifications of industrial properties which include: manufacturing, processing, storage, distribution, research and development. Warehousing falls under the industrial classifications. Most have a small percentage of office space in the building. Office/Warehouse properties are typically flexible, general purpose buildings that can be customize to suit a small user’s needs. Below are the categories for industrial uses:

  • Heavy Industrial
    Heavy Industrial is made up of manufacturing properties. Typical users would be the auto industry, textiles, steel and chemicals. Office space is usually zero to five percent of the building.
  • Light Industrial/Assembly
    Light Industrial/Assembly facilities usually have production lines that assemble components. Office space is usually ten percent or less.
  • Warehouse/Distribution
    Warehouse/Distribution space hase the least intense industrial use. Like light industrial/assembly property, office use is limited to management task for the distribution or warehouse facility, or about fifteen percent of total space.
  • Office/Warehouse or Research & Development
    Office/Warehouse or Research & Development broadly define the diverse markets throughout the country. Research & development office/warehouse properties may include lab facilities, offices, warehouse facilities, or personal services such as carpentry or machine repair. Office percentages vary based upon the individual needs of the user.
