Long Island Pipe's new distribution Facility
Situation
After over 25 years of running a successful business, Long Island Pipe (LIP) made the decision to branch out and expand their services and market reach. In order to expand their market reach, LIP needed to strategically locate in a convenient area that could service markets North and West. With the guidance of Larkin, Long Island Pipe made a bold decision to lease a manufacturing facility to manufacture as well as distribute their piping products. Long Island Pipe required a needs analysis for the future and an analysis to determine which lease would be more cost-effective.
Process
After performing a Lease vs. Lease Analysis we used our extensive databases and technologies to perform a site location analysis to find the right Industrial property for LIP. We then assembled a team to develop a plan to meet Long Island Pipe’s future and present needs. Two of the challenges we faced were 1) finding and moving Central Business Solutions into a new building that suited their specific requirements and 2) locating a site where labor, rent & utilities would be less expensive than their existing facility on Long Island . By providing LIP with a quantitative and qualitative building comparison and calculating the total cost to occupy the space for throughout the entire term of the lease we were able to identify a site that met all their long and short term needs.
Result
Our detailed analysis determined the best lease agreement for LIP. In a very short time space was located and Long Island Pipe was able to expand their business. After a year of successful market penetration they expanded to 32,000 SF in the same location.
